    Hi! I’m looking for someone to take over my lease for a private furnished studio at 1009 W Stoughton St, Urbana, starting in January 2027.

    Rent

    • $1,250/month effective base rent
    • The current lease rate is $1,370/month
    • At the time the official lease transfer is completed, I will provide an upfront subsidy covering the difference for the remaining lease term, so your effective base rent will be $1,250/month
    • Additional $180/month utility & service fee, which includes:

      • Internet
      • Water & sewer
      • Trash & recycling
      • Electricity up to a $60/month cap

    Apartment

    • Private studio — no roommates
    • Fully furnished
    • In-unit washer & dryer
    • Dishwasher

    Lease

    • Available starting January 2027
    • Current lease ends July 31, 2027
    • This will be an official lease transfer processed through Smile Student Living
    • I’m responsible for finding the incoming tenant, and Smile will process the transfer

    I’ll also make sure the apartment is thoroughly cleaned before the transfer.
